Foolish Money Mistakes to Avoid in Real Estate.

With April Fool?s Day rapidly approaching, what better time to discuss foolish money mistakes? We make lots of them, from budgeting errors to tax mistakes to investment blunders and everything in between.? So, let?s start with these five ? as they pertain to housing:

1. Trying to time the market

Granted, some of us can?t buy a home because we don?t have good credit and can?t get financing. Many others, though, are stubbornly waiting for prices to drop further.? Timing the market, as such, is problematic because a housing bottom is only going to become apparent after the fact. Are you so risk-adverse that you?re missing the big picture here?? Home affordability is off the charts right now (Nationwide,?home values are?down 24% below their 2007 peak), and mortgage rates, while they have been ticking up lately (See next item.), remain at historic lows.? It?s a combination you don?t see often.

2. Fixating on home prices only

We can?t emphasize this enough: prices are just one factor in how much a home will cost per month.? Mortgage rates are the other.? While still below where they were a year ago, rates are starting to rise as the economy improves. In fact, they recently topped 4%.? That?s up from 3.88% just two weeks ago, and is the highest level since late October. Some economists say rates are likely to keep rising throughout 2012 and into 2013, so even if home prices keep dropping, higher mortgage rates could counteract that, closing your window of opportunity.

3. Not knowing your credit score

This number is readily accessible so if you?re in the market for a loan, find out where you stand! To get your FICO score (a score used by most lenders), go to myfico.com ($19.95).? Other (free) options include creditkarma.com, creditsesame.com, and quizzle.com. Or, use Zillow?s credit score estimator (free).

4. Failing to research loan options

A survey by Zillow Mortgage Marketplace shows that borrowers are spending twice as much researching a car purchase as they are home loans ? five hours versus ten, respectively, even though the average cost of a home is about five times more than the average costs of a car.? Really now.

5. Overlooking savings of doing a refinance

An estimated 14 million creditworthy Americans, reluctant to refinance for any number of reasons, are overpaying their mortgages by an average of $471/month. By refinancing, these homeowners could save nearly $57,000 over 10 years. Want to see how much you could save first-hand? Fearing that certain words and topics can make students feel unpleasant,?officials are requesting 50 or so words be removed from city-issued tests.

The word ?dinosaur? made the hit list because dinosaurs suggest evolution which creationists might not like, WCBS 880?s Marla Diamond reported. ?Halloween? is targeted because it suggests paganism; a ?birthday? might not be happy to all?because it isn?t celebrated by Jehovah?s Witnesses.

Julie Lewis? family celebrates Christmas and Kwanzaa, but she told CBS 2?s Emily Smith she wants her children to appreciate and learn about other holidays and celebrations.

?They?re going to meet people from all walks of life and they?re going to have to learn to adjust,? Lewis said.

Words that suggest wealth are excluded because they could make kids jealous. ?Poverty? is also on the forbidden list. That?s something Sy Fliegal with the Center for Educational Innovation calls ridiculous.

?The Petersons take a vacation for five days in their Mercedes ? so what? You think our kids are going to be offended because they don?t have a Mercedes? You think our kids are going to say ?I?m offended; how could they ask me a question about a Mercedes? I don?t have a Mercedes!?? Fliegal said.

In a throwback to ?Footloose,? the word ?dancing? is also taboo. However,?there is good?news for kids that like ?ballet?: The city made an exception for this form of dance.

Also banned are references to ?divorce? and ?disease,? because kids taking the tests may have relatives who split from spouses or are ill.

Plastic restraints failed to hold pilot, JetBlue CEO vows review

JetBlue CEO says he knew the pilot who become erratic on flight 191 to Las Vegas personally. But JetBlue promises a review of safety procedures.

The CEO of JetBlue said on Wednesday he personally knows the pilot whose erratic behavior led to a diverted flight and that there were no earlier signs of problems, although the airline will review its procedures after the incident.

A JetBlue flight bound for Las Vegas from New York had to make an emergency landing in Amarillo, Texas on Tuesday after what passengers described as chaos mid-flight when Captain Clayton Osbon was locked out of the cockpit.

Aviation experts say that such incidents are rare. John Cox, an aviation safety consultant and former airline pilot, told the Associated Press that incidents in which pilots become mentally incapacitated during a flight are "pretty rare." He said he could only recall two or three other examples in the more than 40 years he has been following commercial aviation.

Passenger video of the situation shows Osbon ranting about Israel and Iran, among other things.

JetBlue CEO Dave Barger described it as a medical situation that turned into a security one. He said he did not think anyone from the company has since talked to Osbon.

"The captain's now in the hands of medical care, obviously, under the custody of the FBI," Barger said told NBC's "Today" program.

"I've known the captain personally for a long period of time and there's been no indication of this at all," Barger said, adding that the pilot was a "consummate professional."

Barger said, "We'll always take a look at procedures ... but I'm very confident about our procedures, the industry's procedures."

He credited the training of another pilot and other cabin crew staff in handling the situation on the flight which had 135 passengers.

Passengers described a chaotic mid-flight scene in which a man in a JetBlue uniform, apparently locked out of the cockpit, began banging on the door and demanding to be let inside.

Tony Antolino, a passenger on the flight who helped subdue the pilot, said the plastic restraints on board were flimsy and systematically failed. Passengers on the flight were rattled, and several had to restrain the pilot after his meltdown by sitting on him.

"They did not work, they failed," Antolino told NBC, speaking from Las Vegas. "We had to use seatbelt extenders, people's belts and physically our hands to try and restrain the guy."

Asked if he would review company procedures following the incident, Barger said: "Absolutely, but not just that, but also the entire event ... within JetBlue and also the industry."

The Federal Aviation Administration cited an "onboard medical emergency" as the reason for the diversion, and said preliminary information showed the co-pilot became concerned that the captain had "exhibited erratic behavior during the flight."

"The captain had exited the cockpit during the flight, after which the co-pilot locked the door," the statement said. "When the captain attempted to enter the locked cockpit,he was subdued by passengers."

The incident was the second one involving erratic behavior by a JetBlue crew member since August 2010, when a flight attendant, Steve Slater, bolted from a plane by deploying and sliding down the inflatable emergency chute following an altercation with a passenger.

Extreme weather of last decade part of larger pattern linked to global warming

ScienceDaily (Mar. 25, 2012) ? The past decade has been one of unprecedented weather extremes. Scientists of the Potsdam Institute for Climate Impact Research (PIK) in Germany argue that the high incidence of extremes is not merely accidental. From the many single events a pattern emerges. At least for extreme rainfall and heat waves the link with human-caused global warming is clear, the scientists show in a new analysis of scientific evidence in the journal Nature Climate Change. Less clear is the link between warming and storms, despite the observed increase in the intensity of hurricanes.

In 2011 alone, the US was hit by 14 extreme weather events which caused damages exceeding one billion dollars each -- in several states the months of January to October were the wettest ever recorded. Japan also registered record rainfalls, while the Yangtze river basin in China suffered a record drought. Similar record-breaking events occurred also in previous years. In 2010, Western Russia experienced the hottest summer in centuries, while in Pakistan and Australia record-breaking amounts of rain fell. 2003 saw Europe?s hottest summer in at least half a millennium. And in 2002, the weather station of Zinnwald-Georgenfeld measured more rain in one day than ever before recorded anywhere in Germany -- what followed was the worst flooding of the Elbe river for centuries.

A question of probabilities

"The question is whether these weather extremes are coincidental or a result of climate change," says Dim Coumou, lead author of the article. "Global warming can generally not be proven to cause individual extreme events -- but in the sum of events the link to climate change becomes clear." This is what his analysis of data and published studies shows. "It is not a question of yes or no, but a question of probabilities," Coumou explains. The recent high incidence of weather records is no longer normal, he says.

"It?s like a game with loaded dice," says Coumou. "A six can appear every now and then, and you never know when it happens. But now it appears much more often, because we have changed the dice." The past week illustrates this: between March 13th and 19th alone, historical heat records were exceeded in more than a thousand places in North America.

Three pillars: basic physics, statistical analysis and computer simulations

The scientists base their analysis on three pillars: basic physics, statistical analysis and computer simulations. Elementary physical principles already suggest that a warming of the atmosphere leads to more extremes. For example, warm air can hold more moisture until it rains out. Secondly, clear statistical trends can be found in temperature and precipitation data, the scientists explain. Rabbi Shmuley Boteach: An Ungrateful Karzai Calls American Troops 'Demons'

Hamid Karzai recently called the brave and selfless members of the United States military 'demons' who were guilty of perhaps '500' atrocities against the people of the Afghanistan.

One would have thought that the American Commander-in-Chief would swiftly denounce this stunning act of ingratitude by reminding him that nearly 2000 American troops have given their lives for the freedom of the Afghan people. They are angels of mercy, not demons. But in remaining silent President Obama not only missed an opportunity to defend the honor of our brave men and women in uniform, but also missed an opportunity to remind Muslims the world over of the beautiful tenets of their faith that would never brook such shameful ingratitude. The Koran, Sura 14, says that those who are grateful will be given more by God. And the prophet Mohammad also said, "Gratitude for the abundance you have received is the best insurance that the abundance will continue."

The point is this: capitulation by Western leaders in the face of pressure or bullying from Islamic leaders who, with their misguided actions, betray a great world religion, is bad for the West and bad for Islam.

For the last three years I banged my head against a wall called the City of Englewood -- its Mayor and Council -- cajoling, pushing and nearly begging that they do something about the Libyan Embassy that is my immediate next-door neighbor. Tax it, fine it, do something to make life uncomfortable for the Kaddafi government who owned it so that the murderous regime would choose to sell it and return the millions of dollars invested in it -- all in an attempt to make it comfortable for Kaddafi to stay for a short while -- and return the money to the Libyan people to whom it belonged.

Now comes the unbelievable news that the city's inaction potentially endangered its inhabitants greatly, and not just me, its neighbor. We now know that the Kaddafi regime, under the concealment of diplomatic immunity, was using its embassies throughout the world to stockpile weapons like handguns, sub-machine guns, plastic explosives, hand grenades, and wiretapping equipment. In some embassies the equipment even included booby-trapped vehicles and rocket-propelled grenades.

All this was revealed when the weapons were discovered by representatives of Libya's interim government, the National Transitional Council who started taking over the embassies abroad.

When NTC Deputy Foreign Minister Mohammed Abdul Aziz was asked whether he thought that the weapons, which were shipped in diplomatic bags, were planned for covert operations by Kaddafi and his regime, he answered, "I have no single doubt in my mind." Aziz revealed that the weapons discovered thusfar are just the tip of the iceberg and even included "chemical stuff."

I still have no idea if the embassy next door to me has been searched after this information was revealed. Pretty scary for a small Jersey town or for the Rabbi who lives next-door with nine kids and a synagogue on his property, or the Moriah Jewish Day School with a thousand Jewish kids that is also a next-door neighbor.

I had actually told city officials how worried I was that there might be arms in the embassy. But like everything else it was just shrugged off. This led to a clash between me and Congressman Steve Rothman, who publicly gave me and other Englewood residents advice to be "appropriately good neighbors" to the Libyans and followed up later, after I had publicly rejected his advice, with publishing a three-page press release attacking me and defending the status quo of the Libyans living tax-free in Englewood, since the city had lost an earlier challenge nearly 30 years earlier.

But what we have learned from the brave Arab peoples of Libya, Egypt and Syria in the courageous Arab spring is that there can be no capitulation in the face of oppression and terrorism.

BBC head Mark Thomson recently confessed -- to the Oxford University research project known as The Free Speech Debate -- to giving Islam a better media portrayal than Christianity out of fear, arguing that the media had to consider the difference between 'violent threats' in place of polite complaints if they pushed ahead with certain types of satire.

Thompson said: 'Without question, "I complain in the strongest possible terms" is different from, "I complain in the strongest possible terms and I am loading my AK47 as I write." This definitely raises the stakes.'

Thomson was commenting on a 2005 BBC portrayal of Jesus wearing a diaper, something they pushed ahead with even as 45,000 people complained the broadcaster about its irreverent treatment of Christian themes. Thompson belatedly accepted their argument that the BBC would not have ridiculed Islam in a similar fashion.

The idea that one of the world's foremost news organizations would capitulate to fear and intimidation is deeply disturbing, and not principally for Westerners but for Muslims. The more the West shows an unwillingness to bow in the face of fright and panic, the more our oppressed Muslim brothers and sisters who live in various totalitarian regimes will feel they have committed partners in confronting tyrants like Bashar al-Assad of Syria, and the more Islam will be purged of a militaristic strain that is a betrayal of its core values.

Those who argue that Islam is an inherently violent faith, or anti-Jewish, deliberately deny history, such as when Sultan Saladin took back Jerusalem in 1187 and allowed all Christians to ransom their lives and the penniless to go free. The Christians had expected the same harsh treatment that they had meted out in conquering Jerusalem in 1099, when all Muslims and Jews were massacred. Saladin was also generous in his treatment of the Jewish community in his realm. In 1190, he called on Jews to settle once again within the walls of Jerusalem, since they had been banned from the city during the Crusader occupation. Maimonides, one of Judaism's greatest thinkers, was court physician to Saladin.

To assail Islam as inherently anti-modern is likewise to ignore how already in the ninth century Muslim rulers were prioritizing general education when few others were. Al-Mamun, Caliph of the Abbasid dynasty, established state-funded academies that translated Greek and other works of antiquity, thereby predating European universities by some three centuries. Islam today can experience the same kind of enlightened golden age it has in the past if it, along with the West, stands up to the murderers and bullies who betray a great world religion by daring to speak wickedly in its name.

1. Choose a foreclosure sale expert. Lenders rarely sell their own foreclosures directly to consumers. They list them with real estate brokers. You can work with a real estate?agent who sells foreclosed homes for lenders, or have a buyer?s agent find foreclosure properties for you. To locate a foreclosure sales specialist, call local brokers and ask if they are the listing agent for any banks.

Either way, ask the real estate professional which lenders? homes they?ve sold, how many buyers they?ve represented in a foreclosed property purchase, how many of those sales they closed last year, and who they legally represent.
